Andorra features currently the broadest offering of industrial land in the area thanks to La Estación Industrial Park and the newly built Andorra Business Park .
La Estación Industrial Park is now under expansion of its central area. North and east areas are already completed and the central area is subject to development and related works.
The central area features a non-delimited pocket of developable land of nearly 200,000 m2. Its development, not started yet, could be adapted to the specific needs of companies being established there.
The main features of the land are the following:
- An aggregate area of 958,000 m2 of which 605,000 m2 are for industrial uses.
- The minimum plot is 500 m2. There is no maximum are restriction.
- The maximum occupation rate of the plots is 80%.
- It has fresh water supply and water network for industrial uses. It features an active mud treatment plant.
- High, medium and low tension power supply (the park has its own sub-station).
- It is governed both by a General Plan and a Part Plan.
- Buildability rate is 1 m2 c/m2 l.
- Maximum height of facilities is 10m (14m visible).
This offer is complemented by the possibility of location in the new Andorra Business Park , designed for big, industrial land-intensive projects or for projects with topographical, environmental, or power supply restrictions, or for those projects requiring specific infrastructures. It will take up an aggregate area of 1,812,000 m2 of which 1,146,000 m2 are for industrial uses. It is located in an area close to the Power Station. It is being developed with "tailored suits" according to the specific needs of the companies being established. |
